Hi Steve and Jason. If you are willing to consider out of state investing we have new construction multi-family properties here in Utah County ("Silicon Slopes") that run at a 7.5% cap rate and waiting lists of tenants trying to rent them. The entire thing is turn key and can be bought and held from anywhere. 5 year ROI is over 20%!!

Hi Kristin. I can't advise you on the situation in SoCal but from what my California based investor clients tell me is that the upfront costs are very high and the cap rates are very low in those areas. This has lead to some of them invest in our multi-family rental properties here in Utah County. The up front costs are comparatively low here and the financial health/outlook of this area is unmatched (see "Silicon Slopes" phenomenon) in the US.

New construction (2015) fourplex townhomes available fully occupied with long term tenants. These investments are totally turn key with our preferred management company charging only 7% of gross rents.
