Hey Brandon, It looks like you have gone down several routes and done due diligence. Have you looked into any NON-QM options or Debt Service Coverage Ratio (DSCR) Options? You may have to do a cash out refinance to accomplish these as opposed to a line of credit. But there can be some advantages depending on your goals and your overall scenario. Hey @Brian Montiel, @Jessica Parker,@Trent Russell, and @Brad Hammond. I am a lender in Portland and would be interested to have another zoom call if you guys are up for it. I am a home owner and looking to become a more active investor in the near future. I know I am a bit late here, but if there is anything I can help answer for you I would be happy to help. Plus it is always great to get together with like-minded individuals.

We don’t have a database, we find out via credit reports or the borrower themselves. I am also not aware of any database at this time. There may be a way to find it in some sort of title search software. 

Interesting subject. I have been working with borrowers doing refinances that are currently in forbearance. We are seeing more and more have to take this path as people are unfortunately losing their jobs. There will be advantages coming soon for those that have played this intelligently!

@Colin E Stevenson thank you! I know my regular credit score is 780. Im not sure about FICO or what actually shows up regarding a mortgage/home loan. I will do my best to find this out and speak with a local lender. I really appreciate your advice and will keep this entire page in mind over the next few months as I look to purchase.
