I'd like to offer my services in the DMV and surrounding areas in return for shadowing the process of a closing. Hi Bianca! Nice meeting you online. I am also looking for meet ups in the DMV area. However, it seems as if most of the meetups are online. A good website to connect could be "meetup" with webinars on a regular basis. 

If I should come across a meetup in the DMV I'll let you know.

Yes, the properties I am interested in usually do not range below $350k. 

I'll go for the 1-year lease extension and will go hard on frugality:)

You need to factor in how much your losing each month buy renting. If you find a multi-unit and live in it, you have to factor the income potential as well.

I appreciate your input! Yes, house hacking would be my ideal scenario. I am definitely over paying rent for a property that is not mine. Unfortunately, we do not even have the 3.5% down payment required for the FHA loan.

Hi Sam, Since your Husband has a VA Loan I think that is a huge upside to doing six months but only if the numbers work and its a multifamily in my opinion. It also depends on how much debt you have ie Student loan/auto loans. Since theres no down payment with a va loan whats the purpose of stacking cash sooner than later? Is your Husband still active duty?

thanks for your reply! Unfortunately the houses here are so expensive and often listed over value, that we were not able to get the VA loan in the amount of the asking price (one house we looked at, the VA appraisal came back with a value of $64k below the asking price). Thus, we need to save some cash.

And no, he is not active duty anymore.

Hi @Conner Olsen,

you make a good point. Houses here are very expensive, and I do not expect to find anything under $250 k (be it either a fixer upper or pre-foreclosure, or any other deal). So even with my husbands VA loan or any other loan for that matter, I expect the need to save enough cash.

Tonight I will need to decide if I go 6 or 12 months into extension.
