@Jeff Dulla thanks for your response. I'm looking at multiplexes in Southwest Chicago (McKinley Park, Pilsen, etc). I will continue to live in San Francisco so won't be able to do FHA. I'm looking to put about $50k down.

I am looking for my first property in Chicago. 

To my understanding, conventional loans have lower interest rates, but you max out quickly your capacity to use conventional loans. With the idea that I'll need to go the portfolio lender route further down the line, is there any benefit to starting with a portfolio loan? or should I start with the cheaper conventional loan? Or should I start with a conventional loan at a portfolio lender to build the relationship AND get the better terms.

I've heard that there are some nice benefits for first-time home buyers. I currently rent in San Francsico and am planning on buying investment property in Chicago. Am I going to lose the ability to get a first time homebuyers ‘ benefit if I buy an investment property first?
