This one does qualify for conventional financing but I suppose the only way to be absolutely sure would be to go through the conventional loan process.  This house also had a recent price cut but to your point, it might very well still be overpriced.

I recently saw a property that is available to buy as a seller financed opportunity.  I would love to hear from you folks here as to what I should look out for and any gotchas or any other resources you could point towards me.

Anyone have any strategies as to how to deal with cats living under the house?  I identified the opening but before closing it up would want to get all the cats out of there.

Hi all,

I have a SFH in Phoenix and we replaced the window AC unit just last year in one of the rooms. The tenant is now complaining that it is too cold in that room. There is no central heating as an option.

I am loathe to rip out the existing unit to replace with a heat pump, are there any other options I can provide the tenant?  This is for smallish room.
