Tim, exactly what I did last week, but with Zillow, like it better cuz of 1,7. 14, 30 days listed option, its mapping and flexibility, I think it's also faster than realtor.com, just a little advice!

Hey there,

Pricing not bad, I'm from ATL and just got my carpet done for one of my rentals for $8 per yard (90 yards), 3 rooms, including labor, padding, tack strip ( no carpet base) and paid $50 for stairway (16 stairs), guys were pro, good luck

Post: short sale deal

I found the investor that trying to short sale three condos (one already under the contract). Properties aren't listed anywhere and the short sale is already Feanie Mae approved. I have couple questions that some of them might sound rediculous to some of you EXPERTS :)
Any way, both condos are 2/2 room mate plan. One needs around 13k rehab, asking 32k for it, another is rent ready, asking $44k for it. The area is really desirable and close to my wife's work. I planned to get one to live in it (as a first time homebuyer)and rent the other one. Now since I don't know much about short sales, can I negotiate the price down with the investor or have to deal directly with the Feanie Mae on it? Is there anyway I can come to the agreement with the investor and buy one condo for 10k cash and finance another one for 66k putting 20% down on it and getting more of the tax credit? What will be the process of short sale in that case. Please feel free to ask me any other questions you might have. That will be my first deal and I really want to get it done the right way with some experience advise.

great advice Anthony, I wish I knew that before I got into collection for $150 !!!! I paid it off when I grew up and thought twice about my future! Now 3.5 years past by and it's still on my credit!!! Any way my credit score was at 580 two years ago. Try NOT to apply everywhere! (one of my first mistakes) I would try capital one, they were the first one that helped me out and get a secured credit card after couple months you can try to get another capital one card. Keep your balances low (at 10% of your full credit line) and never be late with the payments - the only thing I could manage right :) good luck!

Hey P NW,
I just met with HOA owner. They used to be full last year before economy went down now they trying to rent or lease with no luck.Some owners decided to sell but most of the owners are in for $60k - $70k a unit. I can get two units for $15k each.To answer your question, the renting is allowed, but you need to satisfy the $961 a month regardless if it's rented or not. Good thing is the area the facility is located. It's very desirable and close to everything in atlanta. Anyone else can give me some more answers to my questions?

I found the condo 1/1 where the complex is senior 55+ occupied. Now, there are two units for sale but the HOA fees are $961!!! that includes meal, water electric bills and free loundry plus a free shuttle to the hospital. My question is how can you potentially rent it and still make anything on it??? Can the insurance pay for the rental to the seniors? Is there any website that you can list the condo for rent to reach that specific group of people, or contact the insurance company that will be willing to pay rent for that cause? Maybe there is a way to talk to the owner HOA do make the fee optional for non seniors? Any advice will help in this case
