Hello fellow investors,

Sharing a Web map (MapLink) I have created to show the investment suitability by Zipcode based on a few metrics below.

To use this map, select the metrics (one or more) you prefer in the ‘Layers and Legend’ button on the right and the map will reflect the zips with graduated colors. The zips in the darker shade are favorable for selected criteria.

States currently included are Arizona, California, Idaho, Montana Nevada, Oregon, Utah, and Washington

Data used: (From Census.gov and Realtor.com)

Metrics: 

      Realtor Hotness Score: The Hotness score is an equally-weighted composite metric of a geography's supply score and demand score.

      Median days on market: The median number of days property listings spend on the market within the specified geography during the specified month. Time spent on the market is defined as the time between the initial listing of a property and either its closing date or the date it is taken off the market.

      Median list price: The median listing price within the specified geography during the specified month.

      Y/Y Price change: The percentage change in the median listing price from the same month in the previous year.

      Median Listing Price (vs US): The median listing price within the specified geography divided by the median listing price for the US overall during the same month.

Further improvements planned to add rental based criteria (i.e. price to rent).

Thanks Robert. I will look into it. Zillow used to have an extensive dataset on rental, however, they are restricting it. I found some good historical sales data in Realtor (https://www.realtor.com/research/data/). 

Hi Patrick, Yes, what I am building is along the same lines as Mashvisor, but simpler and with few more criteria. As I understand Mashvisor mainly focuses on rental returns, I am considering appreciation as well.

Hi All,

I am working on a free map service for fellow investors to identify hot US zips based on price to rent, rate of appreciation etc.. Does anyone know where I can find reliable (and free :) ) rental data at zipcode level?

Hi Anne, It is possible to do this as investment. I have been involved in real estate while managing a full time job. For me, The key is to Invest in solid properties in good locations. In most cases, I do have property managers. This does cuts into margin. However, allows me to focus more on my day job. I have managed them myself in past and it's doable when you have good tenants. Thanks Jay... great case in CA. Your comments fall along my strategy and is reassuring.  I am looking into options in King county to begin with. The turn around on these might be shorter than rural counties. Sameer

Thanks for your input Mike. I agree, this option needs some appetite for risk. 

In my case, I am hoping to start with small parcels and work with a developer to build SFHs in couple of years. The big unknown for me at present is the construction cost in this area. I am hoping that the experts here can shade some light on that .. Sameer
