Hi

I am a investor based out of CA looking to invest out of state . I am aware there you can form LLC in various landlord legal friendly states like Delaware, Nevada etc . Being a CA resident I have read in articles as you reside in CA even if you incorporate out of state you still have to pay $800 fee to state of California for an out of state LLC every year .

Which is better options for CA resident should you incorporate a LLC in CA only or go ahead and incorporate in state like Nevada to invest in out of state properties ? Please advise

I am looking to buy a property using funds in Roth IRA in CA . I reached out to non recourse lender and they are saying they can fund only upto 60% of purchase price and they need 10% funds in reserves . Is there a way to purchase non recourse property by doing a down payment of 10% or 20% ? Should we go for Hard money loan to fund non recourse loan ? Is there a lender who can fund non recourse property upto 80%?

You can mention in your lease a fee for utilties beside your rent. It can be a fixed fee per month . In that way you can differentiate between rental and utilities payment.

I called few more banks and credit union today but no luck . If anyone know a bank or lender who can do HELOC on non owner occupied properties let me know.

I reached out to pen fed and they mentioned they do not provide heloc on non owner property if you own more than 4 properties . So penfed is not a option for me . Does anyone know any other lender who do not have such limitation on non owner occupied HELOC loans?
