@James Peters, Is this a flat or low slope roof or a steep slope?  I've been is So Cal roofing for most of my adult life so I know a lot of people but they usually specialize.  Let me know and I'll message you some referrals.

@Alex Hill how are you progressing in this project? I'm a So Cal native out in Upland and am new to REI. I've been looking in Menifee as well as other "outskirts" areas for possible BRRRR and flip opportunities and was just wondering if you were still optimistic about the rental future out there.

That is the question!  Thanks for the readjustments, I will rerun with those changes and have a look. Understanding all the different loan options and how to manipulate them to the best benefit is defiantly something I need to understand better. I don’t have much experience with it so its a learning curve. Might even be worth taking a class in if I can find one.

That's great Jose. It's good to hear BRRRR success stories in California! Are your rentals all in Central California? I've heard a lot about Airbnb but assumed the property location would have to be in a "vacation type" area. Is there a market for people in suburb areas? I am very close to Ontario International Airport. In my driving around i've seen a few two and four unit properties like your describing in my area. I like the sound of that plan!

@Chris Sparrow. I live next door to Claremont, it is a pretty upscale city, mostly older smaller A class neighborhoods. Would take a lot of capital to buy and hold/BRRRR there I would think but you would always find renters. Azusa is a few miles west of me, its also an old town with lots of B/C type suburbs, I'm sure there's possibilities there.....

That’s awesome @Burke Ericson. I’ve set a goal of doing my first deal by second quarter 2020 so hopefully they will keep falling. Out of curiosity where do you get your info on the real estate market trends?

Thanks @Anthony Dooley. I’m starting to see the disadvantages of the current California market. High priced property and low rents. I know counting on appreciation isn’t always a good idea, but I have to think that the property values in the eastern outskirts will be going up drastically as the years go on. It’s just always been that way here, a big concentric circle of people moving out from Los Angeles. 

 I’m also fortunate in that I’m a relatively short distance to other, maybe better markets.  Utah, Navada, Arizona; all six hour and under drives. I’ll be looking to branch out as my knowledge level rises.

I'm a So Cal native and have experienced the slow, outward expansion of the population from LA over the years first hand. I think there is a lot of potential here in the right neighborhoods. I'm looking to start attending meet ups so hopefully we'll all connect soon.
