Thanks guys! I hope they get easier, though this one has been pretty easy so far. The numbers seemed really good from the beginning, and I'm lucky enough to have supportive people around me willing to help and guide me. I tried plugging numbers into the BP rental property calculator, but the results (cash on cash return, ROI, etc.) don't come back the same as if I run the numbers myself. I think I may be inputting wrong or confused as to what numbers/costs go where in the calculator since I'm initially using private money, then doing a cash-out refinance while using my own cash for renovations.... Maybe the calculator isn't meant for BRRRR

Hello and happy holidays to all! My name is Samuel (Sam) Turner. The name may sound familiar, but I don't think I'm any relation to @Brandon Turner other than being a member of the Bigger Pockets family. I just jumped into my first real-estate investment deal at the end of November, a BRRRR in South Texas where I live. I've been a BP member since February but recently upgraded to a Pro membership (complete with a profile picture @Karen Margrave ). I've been interested in real-estate since my very first business class at St. Mary's University in San Antonio, TX ('07-'11) where my two majors were Financial Services/Risk Management and Entrepreneurial Studies. I currently work as inside sales at Corpus Christi Gasket and Fastener, Inc. I'm lucky enough to be working alongside family. No, literally! My uncle (owner of C.C. Gasket, Inc. for longer than I've been alive) sits about 10 feet from me, and his daughter sits right next to me. Since I grew up around them, it makes for enjoyable days in the fast-paced world of South Texas oil and gas. I'm looking forward to learning from and growing with my newest family members, the BP family. The podcasts, forums, books, calculators, webinars, etc. have already been so helpful over the past year, and I'm hungry for new material to digest. Even with my first ever BRRRR in full swing, lately I'm most concerned to see who is going to be the first ever 4-peat guest on the BP Podcast! My vote is for my hero, @Ben Leybovich even though I'm upset about having to wait for CFFU to start accepting new students again! All joking aside, I'm very much looking forward to becoming more involved in the BP Community and very thankful to all the people who have created and built this wonderful space for all us newbies. Thanks for reading my novel of an intro post!
