Hey BP,

I found a vacant property I would like to seller finance into apartments. It is abandoned and definitely needs some renovating before anything else so I am really just wondering where to start after I figure out how much everything is going to cost after doing all the underwriting. I know someone who owns an apartment complex across the street, so I know the area is safe.

Do I have to get it under contract first? 

When should I start reaching out to investors? - How do I go about finding them?

I would like to try and put little to no money down because I am young and don't have hundreds of thousands of dollars but am open to hearing about other creative financing strategies

Hey all,

My name is Sam Clemente, I'm a 22 year old real estate investor and property manager. I have been listening to bigger pockets for a little over a year and just graduated college so I'm ready to dive into real estate investing and management full time. I am looking to make connections / network with anyone from the Cleveland area - no matter if you're just starting out like me, or are a seasoned investor. I have been managing a handful of properties over the past couple years and just recently purchased my first house for a flip in the NE Cleveland area. My partners and I are looking to flip and 1031 into the next deal.
