Hey James! Thanks for reaching out. I am not a member of the Tompkins County Landlord Association yet. I'll look into that today. So far in Ithaca we've got a number of duplexes on South Hill and multifamily rentals in both Ithaca and Cornell's student housing area. Our biggest projects are coming up with large developments near both the IC campus and in Cornell's Collegetown. We've got 4 major projects planned for the next 3 years adding more than 200 units - which we're working out the logistics on now. What have you been involved in the area?

Hi BP members! My name is Sam Clement and I'm a commercial developer from Ithaca, NY. After graduating from Cornell University I got involved in real estate full time and have been working on developing full scale projects at my company, Visum Development. Our market has been extremely generous to us, as it has low vacancy, high income/job growth, and growing demand from both Cornell University and Ithaca College. At this point in time we are poised for growth with a variety of strong development projects in our pipeline and the team in place to execute. Our biggest challenges for the future are with financing (specifically private lenders), and moving to new markets in a few years when we have outlasted the growth potential in Ithaca.
