I have a detached and permitted ADU (400 SF) which currently is a Studio. I am looking to expand as I have an additional 475 SF of space which is devoted to the garage portion. My debate is the following:

1) Convert the ADU into 2 bedrooms / 1 bath.

Pro's A:) It would generate higher rental income being a 2 bedroom

2) Convert the ADU into a 1 bedroom / 1 bath

Pro's A) Cost less for construction 

Pro's B) By doing so, I can keep the garage door and devote a portion of the garage as a storage area to the front/main unit which will make the front unit more desirable and command a higher rental income from the front unit since a lot of tenants seek having storage/garage space from my personal experience

Pro's C) By making the ADU a 1 bedroom instead of 2, the back unit will likely be rented out by a single individual as opposed to a family.

It is in the city of Los Angeles. To be  more clear, the detached ADU has been fully permitted by the city and has its separate address. The seller extended the ADU by constructing additional square footage on the detached ADU (currently, a studio)  while retaining the existing 2-car garage. I would like to construct/renovate the 2 car garage into another studio, thereby allowing me to potentially rent both studio's to 2 different tenants. 

What i don't know is if this is possible??

Hi there guys, its my first time here! Love this forum and knowledge/advice here.

Question: Can you construct and rent out 2 separate units (studio with 1 bath) to 2 separate tenants in a single detached ADU?


Background: There is a property in which I'm interested in purchasing. It has a detached ADU (with a legal permit) but only half of the ADU was constructed with the remaining half devoted to parking for the garage. The realtor and buyer both said it's because the exiting landlord didn't want to spend a lot of money on the property.
