How could a non real estate business owner utilize a defined benefit plan (pension plan) to acquire real estate or deal in HML? Is this pushing the IRS limits?

Set up a checking account in the DBP name, disburse the funds to that account, purchase RE or make HML via the account and have all deposits go back into that checking account. Is anyone else doing something similar?

Can anyone share their experiences with the sub metering process? 

How do you start it? Is this a simple call to the water utility company?

Understanding each area will vary, what would be the average or reasonable amount of investment per unit for budget considerations?

Have you noticed the relaunch of the Arizona State Downpayment Program ? Relaunches in August. Essentially is a 10% downpayment assistance program.

Member for a few weeks, long time podcast listener...but I have not introduced myself yet.

I am Sam Carroll, a general dentist in Yuma Arizona. Began my REI journey less than one year ago to start creating passive income with plans to scale back from my day job by age 45 (eleven years). I currently have 4 rental properties which are cash flowing $2-300/month and one flip I am hoping to get out of ASAP and break even :)

I am interested in my local market (however do not see many members from Yuma, AZ) as well as Phoenix, San Diego, but open to other markets as well.
