Post: Should a real estate agent partner with HUD?

For $350/month, HUD is offering my realtor "hot leads" as they put it. My realtor came to me for advice - he's not sure whether it's a good, or even legit opportunity. Can anyone shed light on this for me? Thank you!

If you read this blog post, my question is this: what about realtor.com?

I tend to agree with the author of this article, but I'm curious as to why Realtor.com isn't mentioned one time in the article. That is odd. They mention a potential solution for searching for listings instead of Zillow and Trulia - local brokerage websites, or, get your realtor license and join the MLS. But how would this author categorize/compare realtor.com to Zillow and Trulia? How would you?

Hello BP community! I'm looking at a small SFR (3 bed, 1 bath, 1130 sqft) that is in ROUGH shape. It's basically walls and a roof and nothing more. Property taxes are $400 right now. I should be able to pay $25k for the property and I'm estimating rehab to be around $50k. ARV looking like roughly $95-100k.

So my question is - what should I expect property taxes to look like after the rehab?  Should they immediately jump to market rate for similar homes in the area the following year?  Or will it be a slow climb?  Any feedback is welcomed.  Thanks! :)

@Jaysen Medhurst Those are all great questions!!  Thanks for raising them.  I'll be doing my homework. :)

@Michael Noto I'm not sure yet, this is a pretty preliminary report.  I still need to do a walk through and have a contractor look at it.  Thank you for raising these concerns!  This helps.

@Geordy Rostad Thanks so much! That’s great information to know. Luckily this is a preliminary analysis.  Also, as you can probably tell, I’m brand new to this. But I will be sitting down with a lender who is a good friend and I’ll be able to pick his brain as well. I really appreciate your feedback, this is very helpful for me!
