In order to figure out how good your brrrr house is you need to work the deal backwards.  Find a property figure out your offer and rehab figures.  Go to a local bank and see what they will give you to refinance that property in liveable condition and rented.....

I'm trying to determine my real estate strategy to get started. I believe the best way to get started is BRRRR investing and reusing the starting capitol and redo it again and again its a quick way to build equity. I want others who are in the Chicago/north west Indiana give me their opinion?

Wondering if I should jump into a 4bed 2bath 1800 sf house for 90k, property taxes are 3000 a year, or a 4 unit short sale that is a 4 unit it is 3bed/1 bath and the other 3 apartments at 2/1 for 50k more (total of 140k)  property taxes are 12000 a year on that.  

The SFH needs cosmetic work and the 4 unit also needs some cosmetic work...

Part of me wants to jump into the 4 unit and get on the fast track but it is an area that is less populated then the SFH nevertheless I know it can still be rented there. The SFH is in my neighborhood where I live so I know that area very well, so I feel safer investing in something near my residence but at the same time that 4 unit will produce more income so I'm torn about what to do.....

I am currently looking at a four unit in Lansing Illinois it’s going to be in one of these ZIP Codes 60409 or 60438 just wanted to connect with someone who invests in this area. My question is how is the rental market in this area? Are there more renters then rental units or more units than renters available?

Any inside knowledge would help greatly.
