When I use Rentometer, I click on the "View Pro Report" button to see what the square footage is and building type of the closest properties to my property address to see if there are any large differences and then that will help me narrow down what my rent should be.  I never use Zestimate.  Hope this helps you out.

I think a lot of buyers overpaying for the rental properties in OKC metro is due to FOMO (Fear of Missing Out).  They can see the rise of inflation in the future, know they can't keep their money in the bank where it will lose purchasing power, and are trying to get that money working in assets like real estate and/or the stock market.  And I would assume that they anticipate the increase in appreciation and/or rental rates in the future will justify their overpaying for the property.  Not saying that's correct, just my opinion.

@Will Fraser. Thanks for the info. Yes, older hardwood on pier and beam. Not the engineered that's on a slab.

I have a hardwood floor that has damage through 2 planks that will need to be repaired/replaced.  Can I get some recommendations for the Oklahoma City area?

Based on average income, millennials in these markets can afford to buy 1 out of 4 homes listed for sale. In Oklahoma City, they can afford 30%.

I'll second that to Jack Werner and A to Z Inspections.  Some realtors don't like them to be used because they are so thorough which sometimes causes the deal to fall through.  They have always given me very detailed reports and will also put in estimated costs for the repairs also.

Look in Yellow Pages or Google for an independent insurance agent and see what they quote you.

Chad Endres with Thrive Insurance (Safeco) in OKC.  We have used him and have been happy so far.
