Post: Courthouse steps - Divorce

I am interested in purchasing a property at the courthouse steps.  The only mortgage I have found is in the name of Ms. XYZ  recorded in 2009 but there is also a special warranty deed where Ms. XYZ assigns 1/2 interest in 2010 to Mr. ABC (new husband).  The couple is now divorcing and the property is to be auctioned off as a result of nonpayment.  The Notice of Trustee's Sale only lists Ms. XYZ and the mortgage taken out in 2009.  

My question is if I win the property does Mr. ABC have any claim to the property based on the Special Warranty deed?

I had an inherited tenant that was receiving benefits from the GI Forum bill and was approved to transition to the HUD-VASH program. Unfortunately, he never went to the VA to submit his paperwork. Ended up offering cash for keys to get him out. The electric company apparently had turned off power for non payment and he never emptied the fridge until day of move out, house was full of flies and the refrigerator had maggots.

Hello, does anyone have a roofing company recommendation for El Paso, Tx?  I need a roof replaced on a duplex and was hoping I could get some feedback on who is good to work with and who I should stay away from.  Thanks!

I've never had to do this but after a thorough cleaning I've heard painting the slab with Kilz or a similar high quality primer will cover pet odors. also vinegar is cheap and is a natural deodorant.  If that doesn't work then maybe an ozone machine might.  Good luck!

I have found a HUD property I am interested in but is currently in the owner occupant bid period. Do I have to wait for the owner occupant period to end before I can place a bid? Or can I place a bid as an investor that will not be looked at until the owner period is up?

Post: Building a Duplex - Blueprints?

I don't have any recommendations on blueprints but it may be worth consulting with a local architect.  Also, you want to ensure that the lot is zoned for a duplex otherwise you would likely need a variance/special permit from the city planning commission. 

Hopefully, someone has some recommendations for blueprints because I've been looking at lot that I would like to build a duplex on.  Do you have a preference as to number of bedrooms/bathrooms?  Also, what price range would your rents be in?  Good luck!

Looking forward to the update.  If on month to month lease, let tenant know you will not be renewing.  Unless you've had quarterly inspections who knows how much damage the tenant may be choosing not to report.  This time she's drunk inside the apartment, next time she may drive her car through the building.  The liability and hassle is not worth your time.  Get her out quick and rent to a qualified tenant ASAP.

Post: Laminate Floor Buckling

I agree with everyone stating it may be a moisture issue.  I'm in the process of swapping out my laminate floor with porcelain tile for this very reason.  Also, a couple of months after my parents installed their laminate it was ruined by a water leak. Based on my personal experience I'd never recommend installing laminate in any place you want to keep longer than a few weeks.  It is quick and easy to install though.
