Hi Tim, I appreciate the suggestions! Good point about the pictures of the washer/dryer and the parking. There is a washer and dryer in the house (it says it in the description) but there’s no pictures in the listing currently. I will add those.

I have considered renting by the room but think it might make managing all the tenants difficult so I have tried to stay away from that option

Hey Samantha, welcome to BP! I have two rentals not too far from your property in Ridgely's Delight. Generally I've found the rental market to be much slower in this area in the wintertime, so in the future I would aim to have your leases start and end sometime in the spring or summer when more students, families, etc. are moving.

 Hey Samantha! Thanks for the link - looks like a great property and I'm a sucker for properties located near baseball and football stadiums ;-)

That being said, I assume you've only looked at doing this as a long-term rental? Just my 2 cents, but given the location, I would assume other than a doctor with a young family or a group of 4 friends looking to live downtown. 

Have you thought about targeting mid-term rentals, particularly given the med school proximity, or STR given the hotels nearby?

Thanks for the feedback! I’ve considered mid and short term rentals, but from what I’ve seen, Baltimore city unfortunately does not allow new short term rentals unless the property is owner occupied.
