@Jeff Cichocki Thanks!  Yes, I definitely think I want to pick one thing, start there, and then see where things go.  It is a bit overwhelming having so many options, but I find the more I learn, the less overwhelmed I feel.  I do have a question about the private money lending.  What is the smallest amount typically that people invest/loan to others? $10-20k?  $30-50k?  Just trying to gauge what would even be a reasonable amount to entertain here.  Thanks!

Thanks for all the welcome & input!  I'm still not at the point where I'm ready to pull the trigger and put the cash into whatever investment we decide to make, but I'm sure I'll be looking for advice when it gets to that point!  Still fairly early in the process for me, and certainly need to get my husband on board.  But he's been hearing me talk about it the past couple of months, so it seems like he's starting to get interested in the topic as well, which would be helpful.  At this point, the 2 ideas that seem most attractive to me would be the raw land investments on tax delinquent but not foreclosed properties and lending smaller amounts (to start at least) to other investors and just getting the interest on the money.  I've e-mailed the county treasurers of the county I live in & the one closest to us, so I'll see how easy or difficult it is to get a Delinquent Tax List from either of them.

Hello everyone!

As the title says, I've just started learning about real estate investing this year by reading books, which led me to the BiggerPockets forums.  To be more precise, I'm located in Oconomowoc, Wisconsin.  As my profile says, still learning & researching how real estate investing can help us build long term wealth, diversify our retirement savings, and attain more financial independence. My current day (and sometimes nights and weekends) job is working IN and ON my practice/business as a dentist. My time is the commodity in shortest supply for me these days, so I am particularly interested in real estate investment strategies that don't require large amounts of time on my part.

I know that I'm not interested in flipping, house hacking or wholesaling.

Single family rentals seem like a great way to get started, but the time commitment worries me a bit.  We have a condo we currently live in that I want to rent out once we purchase a house again in the next year or 2.

I'm interested in learning more about private note investing, raw land investing/reselling by targeting tax delinquent properties, commercial properties, mobile home parks, and crowdfunding.

Any feedback, advice, or general thoughts would be much appreciated.  Glad to be here!
