@Samantha Pham In regards to your question about potential zip codes I have found that my rentals in 93703,93704, 93705 and 93728 have all performed well from a cash flow prospective while not being in a “bad” neighborhoods.  I would categorize those areas as “C” class with a lot of blue collar families and strong rental demands.  As you start going further north the areas will be better but the market rents do not scale with the higher purchase prices so will probably not get the cash flow you want unless you put a lot of money down.  

agreed. I'm also looking into 93727 where I feel the price point is relatively lower while the neighborhood is not bad

I'm looking into Clovis and the North part of Fresno. The schools there are like 9,10, which I think is a good indicator for nicer neighborhoods. However, the price point is a little bit high as well. 

Do you know any specific areas (zip code) in Fresno where you would be cautious to buy into? 

Also, I'm a little bit skeptical about growth here, though it is a really hot market now

Yea I tried to run a couple of scenarios but appreciation is just hard to predict & I'm not super-confident here. Sac is very hot now, but Fresno is getting competitive & attention too. Do you have any specific reasons to believe Sac would appreciate more than Fresno?
