Thank you for all of your input. To expand, because of the nature of my husband's contract with the Marine Corps we will not be sure exactly what area he will work in and since in order to utilize our VA loan for an investment property, we must live in it, we will have to buy a property within a reasonable distance from where his office will be located.

We plan to buy something that needs work and are not interested in turnkey properties or, obviously, properties that won't cash flow.

By purchasing a Quad or lower you can qualify with a VA loan, and rent out the other side(s) for cashflow. its a real possibility with a tri or quad plex your debt service costs could be covered 100%. This works to your benefit even if the market is at the top. Historically speaking even when the market corrects and property values come back down to earth, rents typically continue to increase due to the fact fewer and fewer people can afford to purchase. Where ever you look consider utilizing your husbands VA opportunity to get into a multi-unit. Best wishes and much success. If your husband enjoys a cigar, I'd be happy to recommend his a cigar lounge or two in the area.


For the sake of not overloading this post with information, I left out our strategy as that was not relevant to the question I was bringing up. We are utilizing our VA loan to do exactly as you have stated here!

I am beginning the first steps of market analysis. Including researching neighborhoods as well as practicing by analyzing homes online. I understand the information necessary to do these analyses but HOW do you prefer to record them? I've considered excel, but it's not always easy to create a spreadsheet for that info. How do you prefer to keep track of your research?

My husband I will be moving to the Tampa area because of his newest contract with The Marine Corps. We are starting to analyze neighborhoods between Tampa and Sarasota to purchase our first rental property. I figured a good start would be to see what other investors in the area think. Especially since we won't be there physically just yet, we could use some local opinions for our first purchase!

So, what neighborhoods do you invest in, what types of properties are they, and why?
