I'm the tenant in this case scenario. I'm having issues with my roommate so I asked my landlord (her mom) if I could terminate my lease early. She had offered a no-penalty termination twice in the past, but now she is saying I have to pay a penalty fee equivalent to 4 months rent, even though it does not specifically state that in the lease agreement. I asked her to show me where it says that, and then she shows me this excerpt from the Master Lease (which she did not provide to me until AFTER I signed the original lease agreement): 

My question is, am I legally obligated to pay the termination fee if it does not clearly and specifically state it in the lease agreement? 

Also, because she did not show me the Master Lease until AFTER I signed the lease agreement, is it still legally binding?

What happens if you get an on-market home under contract with an agent but can't find a buyer during the due diligence period? Do you have to buy that house yourself? Can you back out? 

I'm based in Las Vegas and want to start wholesaling real estate here, but I've heard it's not a good market because it's too expensive for investors. Any insight on this?
