Why don't more would be landlords try their hand at owner financing? Its passive income without all the "hassles" of being a landlord. You are the bank, and you don't have to take the calls. Your toilet isn't working? Why are you calling me thats your house go fix it yourself (you wont get these calls to begin with).

I manage all my properties but everyone and awhile it can be a headache, my owner finance properties are never a problem.

Absolutely. I am keeping tabs on the buyer and the title company the whole time. I thought thats what everyone did when they wholesaled a house. Dont they want to make sure the transaction closes?

No thats absolutely awful and I didn't even know that was a common practice. If I wholesale a house I let the homeowner know, and in my assignment of contract it states this contract is NOT assignable.

@Account Closed Do you mean wholesalers that "daisy chain" the contract and never get the house sold. For instance, the originally wholesaler (wholesaler A) gets the contract on the property.

He then assigns it to Wholesaler B, who then assigns to Wholesaler C at which point the price to purchase has become cost prohibitive after everyone tacks on their assignment fees.

Is that what you mean?

@Account Closed I use TXU for my personal residence; however, I do not use them on my rental properties. Might there be a contact you could refer me to? I would greatly appreciate any feedback you have on this manner many thanks.

@Account Closed What do you mean "where does that leave the home owner"? If the house closes, the homeowner walks away with the money.

@Account Closed I have attempted contacting TXU for that information on several occasions. Everytime, no matter who I speak with, I am told this is sensitive information and illegal for them to give out.

@Account Closed I don't notice this at all and I have been in alot of homes here in the Dallas area. Have you actually been inside a sellers house where they have blatantly told you something similar to what your describing?

I usually close on the houses myself, sometimes I do wholesale though.

How do people monitor this site to find what they are looking for? Thats the main issue for me, there is so much going on its distracting.
