This it’s in texas. And no way to set up duplex

I have an SFR I'm trying to cash out refi. However being rural I'm running into challenges with lenders. The house itself is split also to support 2 families and gives great cash flow. What type of lenders would work with this? Thanks In advance for help

It’s located in Austin tx

Great ideas already shared.  A few others I can think of-

1. If pets are allowed, a dog walker (you could incentivize your staff to do this for extra $$ split it with them)

2. Convert a lower level unit to a gym/workout space

3. Healthier vending choices (higher profit on these)

No.  I’m looking for lenders that can do a hard money fast close

Are there any fast close lenders that do in house appraisals for Refi?
