Dear Jos (and others of course),

The way I work is rather easy; I am not buying myself, but managing the complete process on behalf (and for) the investor. This means that step 1 would be setting the investment scope (how much, rent or sell, period, minimum profit, redevelopment/flipping, etc.). On the basis of this search profile I search and keep an eye on the local market. As soon as I find a fitting opportunity, I make an investment proposal including a profit prognosis. 

 If agreed by the investor, I arrange the purchase, the deed(s), inspections, renting out, collect the rent or sell the property after upgrade. If any remodeling is necessary (which is mostly the case in inner city Amsterdam) I arrange the complete construction process, from architectural drawings and municipality permit to selecting the right contractor and supervision up till the last key exchange. 

I charge a percentage of the buying and/or selling price, ranging from 1% (simple buy and sell) to 10% (complete renovation). Investments can range from 300k up to 8 million euros per property.

Dear members, both Dutch and international,

If you are looking to invest in rental apartments or student housing, please consider Amsterdam. The market at the moment is very hot, yet in the future a steady growth is foreseen. Because of the international attraction, tourism and university city, Amsterdam stands far out in the whole country, especially when it comes to the housing market.

I may be of service. I offer full service investment and property management, whereby the investor (you) purchases and own and I do the rest, from selecting the right property en taking care of renting out and collecting rent to minor reparations and owners associations management. I also do flipping and complete make overs. Also, splitting larger properties in smaller apartments is very common in Amsterdam and a good way to add more value. I have the local knowledge of market, professionals and legislation. A good investment in Amsterdam starts at € 300k.

Hi all,

Thanks for the replies. A little bit about our projects: we invest in (mostly) residential properties on nice locations in Amsterdam. We are especially interested in properties of local or national heritage. We specialize is 100% make-over renovations and transformations from office or other properties to luxurious / high-end homes. We never sell all properties in a project, but always keep at least one for our own rental portfolio. On average, we make between 5,5 and 10% on a project after taxes (without financing leverage). So basically I'm continuously interested in three things:

- Available properties in Amsterdam
- Investors to finance new projects
- Customers looking for €2m+ exclusive homes in Amsterdam

If anyone's interested in doing business, don't hesitate to contact me. Also, any tips&tricks about this forum are welcome.
