The way I work is rather easy; I am not buying myself, but managing the complete process on behalf (and for) the investor. This means that step 1 would be setting the investment scope (how much, rent or sell, period, minimum profit, redevelopment/flipping, etc.). On the basis of this search profile I search and keep an eye on the local market. As soon as I find a fitting opportunity, I make an investment proposal including a profit prognosis.
If agreed by the investor, I arrange the purchase, the deed(s), inspections, renting out, collect the rent or sell the property after upgrade. If any remodeling is necessary (which is mostly the case in inner city Amsterdam) I arrange the complete construction process, from architectural drawings and municipality permit to selecting the right contractor and supervision up till the last key exchange.
I charge a percentage of the buying and/or selling price, ranging from 1% (simple buy and sell) to 10% (complete renovation). Investments can range from 300k up to 8 million euros per property.
