George, sorry for the delay.  My son and I are looking for fix and flip and eventually hold properties in the east valley of Phoenix.  Although I had 25 years experience as a subcontractor built some industrial, a couple homes and renovated some it's been a while so we're taking it slowly with properties in the low to mid 100's that can be worth near 200 or more.

They are on Facebook and they also have a webpage but the name was mentioned somewhere else.  I'm curious though, what is the scam on Facebook?  

Is anyone familiar with Ifund International in Atlanta?  Any input on your experience or knowledge of them would be helpful.

Thank you, everyone, for your input.   I made an unusual request of my Networth associate to speak with a couple of their clients and he was able to make that arrangement.   I didn't want to speak with seasoned investors because I can better relate to clients that are new to the process.  Fortunately, both clients were new to Networth but had already completed some deals and also, fortunately, their experiences addressed my concerns.  Based on our conversations we believe Networth is true to their promises but obviously, as always our due diligence is foremost regardless of their presentation.  We hope to start our first deal soon.

My son and I are in Arizona and we are considering signing up with Networth Reality to possibly do our first deal. Networth seems really convenient by having the property and financing put together and ready to go but a little caution light goes off in my head when things look easy.   Nothing's for free so I'm wondering if the attraction of having homes handed to us without effort isn't paid for by an inflated property price and a higher cost of financing?   We all know that It's expensive and discouraging to learn the hard way so I'd really appreciate anyone's input concerning the properties offered by Networth and their 212 financing, which you are required to use.  I am not implying that anything is wrong with Networth and I'm not criticizing them for wanting to make as much profit as possible, as do I.  Business should be a win/win situation, I just want to know the good and bad experiences of others so we can be reasonably sure before we make any commitment.  In addition f anyone can share any wholesalers or hard money lenders we would really appreciate it.

Hello Patrick,

I very recently also joined this organization.  I'm retired but my son and I have decided to try flipping some homes and possibly acquiring some rental units.   My background is in construction owning a steel stair manufacturing company in the Chicago area.  Now I live in Sedona, AZ., but we'll be searching for homes in the Queen Creek / Chandler area.    

I've served as my own general contractor for two industrial buildings, building my own home and my son's home which we personally built from the ground up doing every trade ourselves.  I've owned residential and industrial rentals and I've also remodeled a couple homes I've lived in.  Even though I'm coming into this with more experience than most people my son and I are not experienced in flipping a home.  I think this site is a good place to learn from others and help to avoid costly mistakes. 

l really have nothing to offer other than good luck but should the occasion occur I'm a firm believer in helping others.  I believe there are plenty of opportunities available for everyone.  All I can say is be patient, prudent with your due diligence and cautious in trusting.  Good luck to you in your life changing endeavor.
