Post: Cleaning services in Windsor

Hey all,

Have to get my rental tenant ready. There's a few problem areas in the house that have to be cleaned up (laundry room tub, oven, etc). As well as some scrap wood and an old door in the basement left by the previous owners.

Can anyone recommend a good person/company to go in and clean?

Any help would be greatly appreciated.

The previous owner had the entire home renovated. Didn't get the name of who did the work.

If you wouldn't mind sending me the contact. It wouldn't hurt to ask. I'm looking to finish a basement and still need to find a good contact.

I currently own 2 rental properties.

When I purchased them I had to pay the land transfer tax. Because they are investment properties I did not get this credited back to me.

My fiancée and I are buying our first primary residence home, and I was informed that we would have to pay $4000, and my fiancée would get $2000 back. But because I own a home already I will not get anything back.

Also if we were to get married before we close on the home, she would not be able to get any money back either.

Does anyone know if this is correct or advise who I should ask.

If you haven't already, start with the basics and build a strong foundation : 

Robert kiyosaki; rich dad poor dad, and cashflow quadrant 

Bigger pockets has a ton of content; the book on managing rental properties, long - distant real estate investing, the book on rental property investing. 

Not real estate specific :

Tim ferris the 4 hour work week 

Napoleon Hill think and grow rich 

All great books, hope you enjoy them 

Also Canadian real estate podcast, check out 'where should I invest Canada'. With Sarah Larbi 

She puts out a lot of great content as well

Recieved below email from my tenant :

'The dryer has been acting up the last couple weeks - today it official stopped working and I can’t get it going. 

Would you be able to send someone out to look at it?'

Is it the landlord's responsibility to send someone to repair/cover expenses of repairing the dryer, or is the tenant responsible?

@Kris Bucci great answer. I'll most likely do this. I recorded all my expenses this past year so I'm sure I'll do good enough for this tax year. I'll keep them in mind for next year or so. You actually brought up something I've been really been considering for a couple months. I would like to register a property management company. Seeing as I self manage my properties anyways, I figured there would be some tax benefits in doing this. Thanks

I've done my own taxes the last few years. Used td's software and TurboTax free software. It was easy for me, single guy only 1 income from my day job. Now with 2 rental properties, I'm thinking that I should get my taxes done by an accountant. Any suggestions on doing it yourself vs going to an accountant? Also any recommendations on what software, like small business (paid) TurboTax. What accounts, HnR block? Does anyone know an accountant who specializes in taxes for real estate rental properties? Any advise is appreciated, thank you.

Hello BP, I'm looking for a quality handyman in the Windsor, Ontario area for general repairs. Tenant informed me that water came down from bathroom exhaust fan. She said it was rain water. I don't know if it is rain or possibly just condensation due to poor insulation. Either way need someone to check it out, as I live hours away. The home has been completely stripped to studs and rebuilt last year with all city approvals and home inspections so wasn't expecting any issues like this. Any recommendations are appreciated. Thank you

Was planning on updating next month. They paid rent including late fee about 2 weeks late. I think they talked it out and both agreed to stay. Mother of 3 paid about 60% of rent while single girl paid about 40% of rent. I'm hoping they figured it out and no more issues moving forward.  With rent due in under 2 weeks we'll see what happens.  Thanks again everyone. I'll let you know how it turns out.

Ya the beginning steps have already started. They started a Facebook group that's up to 150 people (all icona buyers), we've reached out and both cnn and Toronto Star have published an article, and the lawyers working on the Cosmo condo case has reached out and offered to start the process for us. Just hope we see a change here soon. For me, i missed out on the roi, but many people are having problems buying their first home and it truly is unfair.
