@Jason Mileshko I have used airDna. It’s does give you some good insight for sure. Helps with the #’s. 

@Shane Lafleur thanks! Trying to make this as informative as it can be for anyone following. We haven't tried that approach with condo owners yet. Since one of my partners lives in the area I think I'll recommend it though, maybe an in person touch could help. Could you elaborate a little bit more on what you mean by direct marketing the Myrtle beach area on my own? I'm open to doing as much as I can from a distance. I've been speaking with agents and have been added to some of the auto generated emails for properties within our criteria but haven't been able to find the type of agent who has a real tenacity for the short term rental market. I've heard from other investors that they've been able to connect with agents who really know which properties can be good candidates for STR's, aid in assessing them, and even connecting with air bnb management services along the way. I'm still on the lookout for that type of agent. I'm hopeful that some of the agents recommended on this post will be able to get me there.

I’d be interested as well. I’d like to hear more about multi family investment in today’s market as well as how the tenant landlord laws have been effecting some of us. I currently own a 1 bed 1 bath coop in Sunnyside and am looking to rent it in the next upcoming year or so. I think pooling together some of our experiences could be great. Hi @Benjamin Cohen I'm also new to the biggerpockets forum and I'm impressed with your ambition at 22. I'm 30 now and wish I had been interested at 22 like you are! I'd be interested to know how your analyzing the properties in Myrtle Beach as myself and 2 other investors are looking to purchase in that area. I too have a burning passion for multi family properties but my team and I have been focusing on STR's. Let's connect and see if we can start building something better 👍

@Kathy C. since one of our partners lives in N Myrtle it’s steered us in that direction.  I live in Queens, NY and the third partner is in Whitefish, MT. That being said we were trying to stay in an area where we had one of us with “boots on the ground” from a property management standpoint. I’m always interested in learning about new/different areas and would surely check out Hilton Head island. Are you currently doing long or short term rentals in that area? What other areas would you recommend up North? Appreciate the info Kathy. It’s communication with investors like yourself that keep my wheels turning! 

@Nicholas R Paust good to hear your letter pushed them in the right direction and your getting your payments now. I’m in NY and am looking to rent my unit in Queens in the next year or so. Stories like this are a great help since we’re now dealing with such unfavorable landlord laws. It’s never good to hear about a non paying tenant but nice to hear when a landlord as forgiving as yourself still comes out with the W at the end. Nice Job 👍

Open floor plan! This was originally a galley kitchen which shared the wall with the previous bedroom on the other side.  We flipped the layout and you can now see the bedroom entrance door across the way. Couldn’t be happier with the new layout, it really flows and creates a very welcoming space! 

@Kathy C. I’ve come across a lot of what you said throughout my research and have even found it written in some Airbnb reviews. Where customers were displeased to find out upon arriving at there stay that the amenities at the Condotel were not available to them. I’m glad that everyone here including yourself have been helping me solidify what I’ve been coming across. I think looking for the single family homes will be the approach. The red tape associated with these Condotels is really daunting! Do you invest in the area?
