Hi, BP'ers 

Looking for an advise

One of my tenants just told me that the property they have been renting for more than a year, that they started to have mice over the last month, they putted some traps and have caught 3 mice, they are saying still hearing like there are more, and apparently they found some holes in walls.

Apparently a neighbor in front have the same problem

I reviewed the lease agreement and does not have any term of saying who is responsible for pest control, besides I have expressed verbally since the beginning, tenant is responsible for pest control. 

In some point I am worried how the mice can destroy the property and/or the problem can be arised.

Any advise please

I will appreciate any information it can be provided

Shane, thanks for the great advise and your input, I read another "topic" about buildium and checked the web page, seems really nice. But by now I will try another cheaper, might on a future I move to buildium. Thanks

@ Nathan Gesner, Thanks for the helpful information. Currently I use "MS onedrive"  for documents storage and spreadsheet for keep track of expenses, but one of the main reasons I am looking to start using a software is because I want to start using rent payments online, I still "old school" collect cash rentals :( , and being able to have all in one place, Thanks

Hello BP'ers

What software/application do you recommend, one that has abilities to accept rental payments online, tnt. screening, invoicing, etc

Looking one at very reasonable price, since now managing 4 single units, with no stratosphere cash flow, 

I am looking something that can simplify the processes, but does not kill my cash flow.

Any advise will be greatly appreciated

Thanks, in fact I quoted with 3 contractors, but 2 of them high level and they just said all need to be replaced, the 3rd one said only the damaged wood needs to be replaced, I was just unsure if that is possible, based on the 3 previous comments it seems like is possible

Well in fact its 3 layers of paper, but yes, its the same the contractor told me, that weight could be even banding some of the original woods,

Yes I already talked with the contractor about the plywood sheet price per unit, I am going to make sure is established on the agreement, thanks for the advise and the information

Hello BP'ers

I am almost to start rehabbing a small old duplex, is a 1920's  property 1,940 sq. ft, the existing roof it has 3 layers,

One of the contractors gave a quote he said, possible some of the wood can be saved and might just reinforce with some supports but will be known once remove the layers, that does not give a lot of confidence, because 2 previous high level specialized contractors said the wood must be replaced as well. but they stratospherically expensive over 20K

Does any one knows if per code in el Paso TX needs to have replaced all the wood?

Does any terms I should not miss on the agreement? any template recommendations?

Lately, any roofing company in El Paso that anyone can recommend
