Hi Michael, another option is to look for a JV or a profit sharing agreement. I've done both and did surprisingly well. Instead of walking away, try a low ball offer as suggested above. If you get in at a smoking price, money will find you.

So far I'm told I need to file State and Fed returns for each LLC, one for the LLLP and individual returns for those who own the LLLP. The taxes paid will be offset when filing Cdn taxes via the Canada Us Tax treaty. Look forward to what the cpa's say.

I am a Canadian investing in the US and the time has come to do the taxes. I have researched intensively the ins and outs of US taxation by reading and speaking to accountants. Filing can be accomplished in one of two ways; hire a cross border accountant to do both countries, OR, hire an American to do the US and a Canadian to do the Canadian taxes.

Any one has experience in this that can comment on the pros and cons of each approach? I find the cross border accountants to be very very expensive and wonder if its worth the extra cost.

From a real estate fundamental perspective! Real estate in Vegas falls short on a few elements. However, I HAVE BEEN HEARING that there are great cash flow deals right now. Has anyone invested recently in Vegas and what are your thoughts? Thanks,

Mgt companies usually can and will do it all from rehab to listing, screening, placement eviction etc etc. usually it's in the contract you sign with them. Two things I like to do is never give them full authority for approving any work and always insist on a few quotes for big jobs. They're in buss to make money from you so your job is to minimize it.

I've seen this happen many times in Vancouver BC. I watched this one house which i was interested in, purchased at 1.2M, renovated to the max and listed within 6mths for 2.8 M. I cry every time I drive by this house and kick myself for negotiating too hard and lost the deal.

I have been calling around and interviewing different agents. its amazing the difference in both the products and prices.

5 seperate condos and one detached. The condos are grouped together under one policy but the SFD detached is by itself.

I would say the biggest one for me is allowing your management company to do the rehab and the pursuing repairs/maintenance. Its best to find a Handyman and pay him by the hour. Save lots of money this way...

I have 6 rental properties in the Phoenix area and considering changing agents. I'm presently with Farm Bureau and not too impressed with the service. Any recommendations??? thank you.
