Hello all,

I'm revitalizing this topic as some of the current responses available are from some time back.

I'm a local investor and will be getting my RE license within the month to expand the capabilities and services we offer. I'm looking for a sponsoring broker that is investor friendly and also does not take a large commission split (preferably a flat fee like Champions). I favor the set- uo of Champions in that there is very little oversight, extemely low annual fee ($199 including E&O), flat fees, etc.

I'm aware of the great training that KW and Remax offer, but with our main RE goals being investing, I don't believe such companies fully meet our desires.

Any insight on great, flexible sponsoring brokerages in the Sugar Land and Houston areas will be appreciated!

Did you ever pursue NCH or received more information elsewhere about the company? My husband and I are potentially looking into them as the holding company for our LLC.

Greetings, 

In starting a Direct Mail campaign to a Bankruptcy list, what are the legal ramifications of selling to this group? I understand that certain conditions require permission from a Judge to sell the home. What else is involved?

Also, if a home is listed as a bankruptcy asset, should it be targeted for direct mail, or is it better to target homes not listed as such?

Greetings. I am looking to invest in a property that is outside of my local area. I'm currently running comps on recently sold properties in the area, but am unable to find the selling prices of these homes. I'm not a RE agent and do not have access to the MLS, and unfortunately, the county tax assessor office does not have this information available online.

Does anyone have suggestions for additional ways to find the last selling price of a property other than going to the tax assessor's office (again, I am out of the area to go there physically), Zillow/Trulia and the MLS? Thanks.

Greetings,

My name is Sal and I reside in the Houston, TX area. I am new to the real estate investing field and am eager gain hands-on experience and knowledge in this field. My particular interest is in wholesaling, and as I become more versed in the field I hope to expand my niche to include buying/holding and buying/selling of properties as well. 

I have had numerous training and read a number of books on real estate investing and wholesaling. I don't want to get stuck in 'analysis paralysis' and believe that it's time to just jump in the field and put this training to work.

I am looking for a more seasoned wholesaler and/or real estate investor in the Houston area that I can offer some of my services, skills and tenacity to their business, as I gain more knowledge and experience in the field in turn. I have been having such a hard time finding someone, however! 

Does anyone either know of someone or can recommend where I may get a lead/contact to find an individual I can learn from in this area?
