Hey BP Community! 🏡 I'm a landlord looking to adjust the rent for my rental property this year.
What's the typical percentage increase you've found to be fair and effective in 2024 in your experience? Also, any tips on communicating rent increases to tenants while maintaining positive relationships? Thanks in advance for your insights!

Context: The property is a single-family house with an attached two-car garage. As a rookie landlord, last year I allowed pets but didn't charge an extra fee for them.
Now as we're getting closer to renewal time (in 5 months), I want to start communicating the rent increase to my tenants. The property is in an incredibly desirable shape, and these tenants are overally good.

I've been thinking about getting my own real estate license so I can save more on properties I buy, including our own future primary residence. 
Does it financially make sense to carve out time from my schedule (evenings/weekends) to go through pre-licensing courses, exams, etc, and spend money on associated costs (e.g. MLS fees)? Given that I might only end up buying 1 or 2 properties approximately valued at +$1.5M in my lifetime.
Has anyone experienced a similar dilemma? how should I think and assess the situation?

I thought my first post here would be about how to buy an investment property, but circumstances made us think about renting out our house (in Fellsway Medford, greater Boston area)!

What is the best practice to set the rental price for a house? 
How can we estimate the rent price range for our home?
Is it better to leverage a rental agent/property mgmt. considering the lower demand for this property type in the rental market?

Estimates from real estate apps are meaningfully lower than our mortgage. Still, there are some rental postings for similar properties (location, size, year build, etc.) that have higher asking rents compared to estimates.
