I'm looking for websites, directories, etc of where I can find private lenders with their expected return, deal structure preferences, etc etc for real estate purchases or deals. Anyone know popular ones sites or places to find this? Is that out there?

I am a first time home buyer. I have a pending offer into a seller. During conversation, my realtor stated I would need an attorney in later steps. She said she has not done a transaction where there WASNT a lawyer involved. I don't want to pay for something I do not need, especially when this is a simple transaction in my mind. conventional loan, good credit, standard deal in my eyes. Why would I need an attorney if the role of the realtor is to know these real estate documents?

Hello,

I am starting a property management business in Florida. I do not have a licensed broker on staff, but I do have a buddy working at ReMax and he said I could use that as my broker and be within the law. Is that accurate? Do I need to have ReMax on my website and business card? Thanks!

Anyone have an experience with these types of mortgages? I am a South Florida resident looking to buy my first house. I know about the low money down FHA (3.5% or 5% - whatever it is now) or other standard options, but I see a few 100% financed options pop up here and there. What are your thoughts?

I am a salary employee in Florida who is currently renting a home. I'm interested in starting a scalable real estate investment business. Emphasis on scalable. I'm looking for very low money down options but I'm unsure of where to start, a home or a rental. The whole reason it is even a question is because I can use 75% of the rental income to offset my debt when the lender looks at the debt-to-income ratios, allowing me to purchase more properties down the road. If I start with a home, I won't have any more room for debt (unless I increase my income or remove some mortgage payments). What am I missing?

Can you put a mortgaged property in an LLC? A single family or 1-4 unit. I was told that you cannot do so unless the property is paid off. True or not true?
