@John D. , What did you do to finally allow Auction.com to cave. I just won a property with them and they want me to use their own closing company even when I've already told them I will be using my own closing company. Thanks.

Thanks for your response on this thread @Rich Baer, I just bought an REO occupied property in Balt. County and trying not to be scared. Can I go talk to the current occupant or start eviction proceedings before officially gaining possession?

Thanks @Stephen Schoon and @Darrin Carey, I just won an occupied property on Auction.com. I hope the status is no more accurate and if they are still here, I pray they are cooperative and willing to move voluntarily. But one question: "When you can legally access the property?"

Planning to bid on a condo that needs work. ARV is ~$180k. Rental in the area (2+2) is about $1650. Rehab work is estimated at $25k and HOA is $390K. How much is reasonable to pay if I plan to Buy & Hold? Or is it better to flip? Thank you.
