Hi,

I have 3 apartments.

With 40% equity and balance is debt.

By 2015 I need to have 50 apartments in Dubai.

I am unable to work out a plan to achieve the same.

Here are some ideas which I think are worth discussing.

If the experinced guys can help me out on this I would be grateful.

Beginning with the end in mind.

To buy 50 apartments I need 25% down payment cash and 75% Debt.

12.5 Million Aed Cash. for down paymnet

37.5 Million AED Debt.

In a year time. I have 3 Apartments. 60% Debt and 40% equity.

Markets are appreciating in Dubai, but I am not sure how would it be possible to acheive the target.

One idea is to sell these apartments and buy other apartments with better ROI. where in Debt is more and bring down the equity.

I can buy upto 7 apartments one bed each costing 900K AEd. Again there will be a full stop. And I will have to wait for the properties to appreciate.

Buy 14 in 2013. 28 in 2014 and 50 in 2015.

Then repeat the process. refinancing can also done. But it does not improve the ROI. Is ther any other option I am missing. Any ideas??

One of the options I am seriously considering is to invest else where in the world like Spain where I can get 100% mortgage or in US where the options are plenty.

Creative financing is very much available.

I get a huge leverage and the credit as well.

I was thrilled with idea of cash flow. Rental Income every month, no need to work just chill on the beach.

I started looking around in Dubai end of 2010. I bought 3 apartments April 2011 all of them with +ve cash flow. But the down payments were 30%. and 5% were closing costs. I funded my down payments with cash loans from the bank they were at 20%. one year down the line I am feeling the pinch and the business getting affected badly.

I am able to make 20% profit if I sell.

I am thinking of selling these apartments and invest else where.

Where I can get max leverage and min down payment.

Other option is to buy in Dubai itself with better ROI and lesser down payment.

1. mortagage consultant in new zealand specializing in processing Non residents' mortgage.

2. An attorney specializing in Non residents' investing in New zealand.

3. And the broker who understands creative financing and has a credible experience of dealing with Non residents.

Dear All,

I am looking for cash flow investment opportunties in UK.

Can some one refer me a good real estate broker with extensive knowledge on creative financing.

Can I cover all the expenses from rental and have ve cash flow.

Will I get the multiple entry Visa if I buy the porperty?

just wondering what if I invest and then I am not able to get a visa to go and sell the property in UK.

Hi All,

I have done a bit of research on Spain. But I am struggling hard to find the relevant information.

Can vets help me please.

First of all I would like to know if my assumtions are correct about spanish Real estate.

Real estate market has crashed in Spain and properties are now 60% below the market value Peak.

Mortagages are available upto 100% to non residents.

Want to make sure if Dubai based Indian citizens are eligible.

I have excellent credit history and very good track record.

I am self employed.

I am not able to relate by looking at spanish property portals what is the rental yield?

Is it the right place for +ve cash flow properties?

Can I find the properties in Spain which are below the current evaluation.
