arv $130k 

rehab $70k

do you know of a bank that's willing to loan on a product like this?

 With ARVs in the $100k to $200k range finding lenders to do cash out refinances should not be difficult at all. Do you have crappy credit or something?

Credit is in the 700'sI'm open to working with interested lenders.
