I'm new to real estate investing as well as BP and have been putting in a lot of effort in reading material, watching videos, attending REI groups on real estate investing as me and my partner develop our business. I would like to gain more insight on creating a system to obtain off market properties.

Question: What tools, videos, mentor programs or courses could be recommended that have some structure and not overpriced giving the knowledge on creating a system I can automate and scale over time? I'm sure I'm just scratching the surface but I have done the following below so far. 

1.) Set up property a few farm areas in my local market with the criteria we are looking to purchase via redfin

2.) Networked with a few wholesalers - got placed on there list to receive properties 

3.) Used distressed property keywords on Stellar MLS to discover potential distressed properties.

4.) Been researching tools such as listsource, Propstream, OnCarrot to potentially develop a direct mail strategy. 

Question: With the market today having homes selling well over priced or investors buying properties above list price is the 70% rule still valid for flipping properties when determining deal potential?
