Yes. If the list is available, the investors may be able to use it to direct marketing materials to them.

@Steven Leigh or @Ryan W. Is there an inspection involved when buying from a wholesaler? After the buyer puts a deposit how long does the buyer have usually in these deals to do his due diligence?

Thank you for replying. So mainly tax rates and insurance charges. Any other categories where people may have estimated something and the actual cost was significantly higher/lower?

I was trying to find out if I am looking for a house for flipping and I get the house from a wholesaler, what are the transaction costs associated with buying from a wholesaler and selling it on MLS or to an investor. So far I know when buying there maybe a closing costs (depending on wholesaler) and agent fees when selling on MLS (6%). What other transaction costs are usually factored into analyzing a deal that it's a cash deal.

In people's experience what are some of situations or categories where the pro forma was different than the reality. How did you adjust it? And what are common areas where this happens where it affects your cash flow significantly. I am specifically thinking about buy & hold rental situations.

@Kirk Granberry I just started searching for these yesterday and called County clerk's office and tax assessor's office to see where I could find a list and I was directed to other sources that William listed. So you basically enter addresses of properties in https://www.hctax.net/Property/PropertyTax and see which is is delinquent? Is the strategy kind of like foreclosures where you try to make a deal with the owners to get the properties from them by making them an offer? That's what I was trying to look into but kept getting the tax sales list which are the auctions.
