A lot of people suggest House hacking as a way to get into real estate. I love the idea because of the low barrier of entry and lucrative financing that goes with it! However, it really depends on where you are looking to house hack. Personally, I still find it too difficult to invest in CA (my home state) because of two reasons. You already stated my first reason - debt to income ratio. In areas like Silicon Valley, properties are hard to find under $1m. Second, is the property taxes that come with owning a home. Since the purchase price is so high in my area, the rents do not fully cover the mortgage and even if they do, the property taxes will be a huge burden. Something to keep in mind.

Thanks for your input, I totally agree with you. Unemployment rate and major employers in the area might be things that people miss when doing their DD.

Hey BP!

Any tips from the investing community on how to find RE agents that are open/willing to find deals that leverage seller financing or subject to? I understand that finding the deal may be challenging, but are there specific reasons as to why an agent will frown upon using these strategies?

@Drew Sygit i wholeheartedly agree with you. I think it's important to build a long lasting relationship, while still understanding that each individual has their personal agenda as well. What are some key indicators that you look for when deciding on a city to invest in?
These metrics can be things such as positive population growth, low crime rate, education/school proximity, etc.
I appreciate any input that you may provide.
