Sad news. They were managing my properties for a few months but felt they had growing pains. I really liked their tech platform.

I have an LLC in CA but invest in MI. I needed to file a "Certificate of Authority to transact business in Michigan". I'm sure there's something similar in Florida

Welcome! I'm from the Bay Area as well. Look into the suburbs of Detroit you can get around 9% return for a 110-140K house. I'm happy to provide more info I own and manage more than 20 properties in MI.

I don't have any website to market the fund. Basically not marketing it to strangers. 

Investors should either me managing or limited partners. You can also have multiple managing partners. This also limits control of the corporation to only managing partners

I am not a lawyer and am not sure what your needs are to create an LLC in another state. I have a small LLC that invests in MI and am from California. My LLC is in California but I had to file a "Certificate of Authority to transact business" in the state of Michigan in order to conduct business there.

@Chase Brantley I have a small LLC for my fund. I am a Managing Partner and my investors are limited partners. There is some work involved such as providing a Schedule K-1 to your investors at the end of the year.

Note if you do this, you cannot publicly advertise it or else you would be selling a security. This route only works for friends and family.
