Need a reliable and transparent contractor that’s going to get in and out the rehab a fast as possible ; knows the section 8 and rental license requirements and also keen to working with a draw schedule ; I’ve been down the road before so very aware of costs associated with my type of projects , have 5 plus projects lined up and very pressed for time. Please have verifiable proof of work ready

I suggest you do this regardless of whether the PM is licensed or not.

Pro Tip: Even in states where licenses are not required for a PM, it's always a good idea to hire one who has voluntarily obtained one. This gives the owner client peace of mind as well as some protection.

The only thing you should be aware of is there is a section 8 specific inspection prior to move in that usually takes 1 month to complete so best case scenario is usually a section 8 tenant moves in in 2 months often its closer to 3 months if you fail the inspection and have to be reinspected which is common. Often the inspections are very picky and they happen every 12 months so although section 8 tenants normally stay longer then market tenants it sometimes feels like a built in vacancy of 1 month every time they do the annual inspection depending on how much your contractor charges.
