 I am sorry to hear about the situation that your previous tenants are causing you. The dichotomy between his wife filing for a bankruptcy and the excuses / issues he is telling you about the unsafe deck while he rented out your place etc tells me that he is not willing to pay you a penny. 

Is 3k worth fighting for ?  It is something that you will have to decide. 

I would start with sending him a letter from your attorney. (That could cost anywhere between $150 -$200)

I am surprised that there's is little to no traffic /interest here. I looked at few previous rentals in the same complex and both of them stayed in the market for less than 3 weeks.

The whole idea to pay top $$ to the agency is to strategize rentals in the tough seasons like Nov, Dec and Jan and get the place rented even for lower.

What's the big deal if they can find the renter in spring/summer when even an owner's average listing on Zillow can draw  a lot of tenants.

I have dropped the asking rent by 5%.  Oftentimes, lower rent attracts unqualified renters. Not only that, it drives away qualified renters thinking there must be something wrong with the place for a big % drop. 

However, I do get your point about being practical here and rent for less and recoup during prime season. I am looking at the inventory and there aren't many 3 bed 1.5 bath units in the 3k range.There were two parties who were willing to pay the asking price of $3200 but had a pet. So that's also a factor.

I can't fathom that the place is unrentable that I should drop the rent to under 3k.

There's absolutely no traffic sound in the patio (which falls on the rear side) but if someone wan't to roll up the window facing 95, that is beyond my control. 

I will still be losing a lot if it goes $2800-$2900. I might have to bite the bullet and wait it out a bit longer until spring .

The other one is right off cedar street. (Closer to rt 1)


 

What in your opinion is the fair market rent for a unit like this if you think it is a bit overly priced?

 The complex albeit close to a highway is in a private, stunning and very well maintained setting. I specifically spent a good time inside the unit to make sure that there’s no traffic sound coming through. Can you please be more specific about being close to a highway?  I also have a smaller unit in Byram who got rented in a heartbeat for an asking price last year but that was summer.

I bought this place for my folks as I wanted them to move close to me but due to some circumstances they want to hold off moving for a year or two.

I have an agent who has listed it on MLS & GMLS and the whole nine yards but no luck yet.  I myself have been actively marketing using Zillow network.  They think it is just the time of the year and overly priced rental market .  I don't trust Facebook as I haven't had success finding qualified renters there.

I welcome any other suggestions.

I think you're a bit overpriced for Byram. It's frankly one of the least desirable parts of Greenwich (that's very relative, of course, because nearly all of Greenwich is lovely). You're right next to the highway (my wife and I passed on a Delavan Ave. house for this very reason) and you're a bit farther from the Port Chester station than most commuters want to walk. The rub is that close to the state line, so you're also competing with Port Chester rents.

I see you just purchased the house in November. Did you buy this as a rental? If so, I'm curious to know why. You'll never cash flow with any kind of conventional financing in place. The discrepancy between rent and cost is just too out of whack in Greenwich.

3 bed , 1.5 bath, 1 car garage and 1 parking with (trash pickup, water, snow plowing, lawn maintenance included) for $2800  in Greenwich, CT?  I have lived in this area for years and not sure that's true.

FYI, renters usually pay for these services separately in an apartment complex.

The last unit in the premises got rented for $3100. 

I am asking for a market rate and a standard two months security deposit.

Sorry,I can't allow pets of any kind. It is my personal choice.

So your rental sweet spot will be between $2800 to $3087. Try lowering your deposit amount and adjusting your rent price. Make sure your rent is competitive with what has already rented in the area within the past 6 months NOT what is currently on the market. As someone suggested allowing pets will also increase your applicant pool.You may find more people willing to pay the already established prices for allowing pets. Pick one of these strategies and see  if it helps as I don't believe it has anything to do with the property itself, although hard to tell via pictures.

I would like to seek opinion from members on this board about my rental place that has been on the market for two months with very little to no traffic.

I understand that Dec and January are slowest of all months in the NE but having unequivocally very little traffic is discouraging. I had already dropped the rent twice but can't figure out why there has not been any interest so far in finding a qualified renter.
