Hi Craig,

I think Midterm rentals are becoming more and more popular in Worcester. I have been getting several clients who are interested but also have many questions or are in a similar spot as you are . Because of it, we decided to dedicate our next meetup to a speaker who has experience with midterm rentals. She's going to be going into more details and her own personal experience.  If you're in the area feel free to join us on feb 15 at the Bay State Brewery in Worcester from 630 pm to close. Its a completely free event and its catered to educating people in the area! Hope to see you there!

Post: Heloc as a Downpayment

Hello BP community!

We have been getting several clients that want to use helocs as a down payment for their next purchase. In some situations I think it can work and in some other situations I think it can be risky. Does anyone have specific experience with using helocs for a downpayment? Does anyone strongly vote against it?

@Nicole Heasley thank you for that. That was very insightful and I think we're going to try changing things up this year! Appreciated!

We host a monthly real estate related meetup in Worcester through "Simplified REI Meetup." We have been having them every 3rd Wednesday of the month and many people from Biggerpockets have attended ours. We have one coming up on Wed, Jan 18th at a brand new location and I wondered what people preferred :

Does food matter?

Do you prefer a presenter?

Do you prefer networking the whole time vs listening to a presenter and then networking a little?

What about virtual meetups?

Do you prefer virtual over face to face interactions?

Feel free to add anything that you have found valuable at other REI meetups.

Post: How do you maintain balance with exercise/workout routine?

I personally have an exercise schedule hard coded into my schedule. I don't schedule anything within that time frame and I go 4-5 days a week. After the first few times, it becomes easier to keep up with it as long as you prioritize and make sure people know that your gym time is sacred. I don't answer calls or text if I don't want to because it's a me time. It's also something I do at night so my schedule from 7-10 is blocked during the week. If something happens and I can't make it, I make up for it on the weekend even if I have to wake up early. The key is to commit.

I've been working real estate part time for over 3 years and I enjoy the benefits. However it depends on how much effort you want to put in your real estate business and what type of clients you want to work with. In addition, something I have been fortunate to have is a flexible remote day job that makes a big difference. Feel free to connect, the majority of my team is made up of part time agents.
