I have this on a pretty piece of paper on my dashboard in my car, that way I can see it every time I get in it to drive to my 8 to 5. Motivation to get somewhere else in life!!!

Sean, we are in CALI, yes mobile homes are more expensive here. I had been looking in the Indiana market for awhile to do some Lonnie Deals there, and the mobiles that I was finding for $2,000 there were the same ones here in our local area, going for $12,000 plus!!! It is crazy, and yes the lot rent out there was around $200, whereas here around $600 or so. However, do not be afraid of the asking price. There were mobile homes back there that they started out asking $8,000 and before I got off the phone with them, had them down to $2,500...Play with it, and see what you come up with. Just remember, that lot rent will eat you alive if yo don't have a buyer set up in place first. Best of luck!!

I enjoyed reading this post greatly. Right before I headed out the door this morning, my dad popped off with "Have you done anymore research on hard money lenders for AZ?" As dumb as this sounds, it is confusing. I know points are the same as 1%, but then there is all the other fees on top of that stuff. I am trying to research hard money lenders in the Phoenix area, and it seems as the the rate I am coming up with from a couple different sites are 16.99%. Would love to hear a podcast on this subject.
