Hi there, can anyone offer guidance as to what to look for when buying land out of state (the cons). I live in CA, but interested in the Memphis, TN area. Any help would help. Thanks.

Hi Nathan, thanks for responding. You actually hit the nail on the head, "a good way to learn about real estate in general, get your feet wet, and build some capital to get started with investing."

I have a fulltime job and quite comfortable with holding on to it for the next five years. I understand what you mean by not getting carried away with thinking I'm going to make alot of money in no time. I'm willing to take the time and learn the ropes.

Thanks

Thanks for responding, Erik. You made a very interesting point about having to link up with a broker to get access to the MLS listings; I didn't think about that before.

I was thinking, get the license and cut the extra cost for having to get a listing agent; but it appears getting the license myself has additional costly fees (dealing with a broker for MLS access) that come further along the way.

What about contracts, will the license help me get a good understanding of how contracts work?

Thanks for the info.

Hi there, I'm new to RE investing and really curious about whether pursuing a real estate agent licensing would be a good place to start, when it comes to getting access to MLS listings, as well as gathering a better understanding of contracts (pros/cons)?

My goal is to use the licensing to help me find investment opportunities. I don't mind having the license to conduct closings and make some money, but flipping and wholesaling is the focus. At least that's the goal for now.

Thanks!!
