The assignment process is a much quicker process. If you are looking for a primary home, it would be beneficial to have opportunities where you can take your time looking at/inspecting the home. A wholesaler will not give you that. A quality Realtor will.

I jumped into a 4 unit building my first house hack in 19121, near Girard College. Has done me wonders and I almost live semi-financially free now. I understand 4 units is a big one off the bat, but Would love to chat more about the experience and draw some parallels where I can. Feel free to PM.

this is a heavy decision and a lot of good advice in the forum post here. If you want a blend of the two strategies (getting the valuation you want and also getting annuities) then maybe look into a seller-financed/subject-to-sale. This is super beneficial with the position that you are currently in.

LVP from LL flooring was the cheapest/most durable option for me

In terms of paint - I use Sherwin Williams, but make sure you have a contactor code... they get major discounts. Hit me up in the DMs if you need some assistance.
