Tom Cooper I believe Nathan was speaking about the Austin and San Antonio Market not Houston. If anyone would be interested in a list of houses where investors who purchased properties from us and did great please message me. Again, we do not represent anyone. If the deal doesn't work for you then pass on it- if none of them work for you then let us know so we can remove you from the list. I've been with New Western for more than 8 years now and I have hundreds of satisfied contacts with amazing business relationships in multiple cities. The truth is most people never grow up and take responsibility- everyone wants to blame someone when things go wrong for them. It's unfortunate but that's what's happening. Stefon Bostick Sounds like you're on the right track with learning as much as you can and asking questions/engaging on BiggerPockets. As for New Western I absolutely love this company it has changed my life! We also don't charge any fees to be on our list and we don't sell properties to wholesalers. I'd say keep networking and learning- there's a place for everyone in this business, you will find your niche. Anssi Viljanen you should look up Adam Stone. He found New Western through bigger pockets and started working with us with the same situation as yours. He'll give you some good insight into the industry and what it's like to work for New Western.

Jeff Copeland I was agreeing with you Jeff but expanding on that to help others understand how we work. New investors actually benefit from working with us since we bring the deals right to them instead of them submitting tons of offers and losing out on deals. Regardless, thank you for your feedback.

Jeff Copeland We go up and down with the market. The market decides the prices. When I started, we were selling 70% minus rehab deals all over Dallas. As the market got hotter the prices rose and so did those percentages. The notion that New Western is "snatching" these up and marking them up to where they don't make sense as deals is false. We have better contacts, faster processes, and greater knowledge as to what investors will pay in areas where we do business. We also have a large and more diverse network of investors than anyone else and that's why we do more business. It's just facts, no opinions.
Matthew Olszak You're right, he would need to be licensed. I was under the impression that he was an agent but I was wrong he's not.
Francesco Barbati Correct way to do this would be that you move out. With permission and agreement with the landlord- Rent the property to the new tenant with a new lease in place at the higher rent. Write up an agreement and come to terms with the landlord to charge him a property management fee. It could be that difference you're talking about but it will be legal this way and everything will be disclosed. Gray areas aren't ideal to play around with especially if they can have you end up in court for a few thousand dollars worth of gain (which would be a loss at that point).

Russell Brazil I agree with you in that sense I've only done real estate in Texas, Arizona, and California and it's been pretty quick to write up an offer in those market by I can see how some markets may be more time intensive to write one up.

Clayton Crawford Find a new broker. It takes 10 minutes to write up an offer and get it docusigned by you to email over to the seller. I agree that a lot business is done on the phone and talking to people/building relationships but if a client asks to get an offer written up and sent to the seller the broker is to do as requested by their client.
