What in your expert opinion is the affect on the residential real estate market? By when do you expect to see the impact (whether you think it is positive)?

@Darius Ogloza they likely have been rising but the question is, is it sustainable especially due to impact on investor properties, reduction in rent, students leaving, ppl moving out of Bay Area due to relaxed WFH policies

@Bruce Lynn thanks Bruce. Yes the alternatives such as upper north (near Sacramento) and Central Valley will probably play a role. What role would you expect declining rents will play on the median price of houses ?

@Mark Pedroza Thanks Mark. Yes, first Tesla and then Oracle. I believe commercial real estate will be impacted due to lower vacancy rates as a result of the new post COVID world. This possibly will impact residential property in ways that I don’t currently understand
