@Orion Patenaude I signed up because of the Latchel product so we could have them handle maintenance issues that are emergency or nonemergency. But so far no tenant has used that service 6 months later and the rest of the platform is full of bugs. I'm moving back to Zillow rent manager for listing and screening tenants and rocket lawyer for leases and now on Baselane for bookkeeping and rent collection.

How are you getting tenants to switch to a new app? That has been hard to do.

@Danielle Zamarelli I've been investing for 5 years, now have 5 properties, 10 doors. We were using Google sheets for a while to do bookkeeping and Venmo in the early days. I've experimented with several including cozy, rent redi, zillow etc. Some are free, others have a monthly fee. Imo no one has really done a solid job so far. I'm now using Baselane for bookkeeping and rent collection. This helps me keep an eye on how each unit is performing.

I use Zillow to do property listing and screening and this works well. The last time I used it I paid $9.99 a week for a listing, got 30 applications, and the tenants paid for the screening cost ($30-35). I found my tenant in one weekend. I use rocket lawyer for all my leases in NY and PA and that has worked well.

If you Google it you will find some good articles about tradeofs and what to look for in online rent collection.

@James L. I've used Venmo, cash app, Zelle but the challenge with that is they're not setup for rent collection. There's no autopay, reminders and so on. I've tried rent redi but the invoicing feature is a bit clunky. I had no way to followup in unpaid invoices and ended up stopping that and using Zelle. Now I'm on Baselane, which is free. Tenants can pay with autopay or not, and use ACH, debit or credit card. Some of my tenants are still paying through Venmo but I'm trying to move them over to Baselane. Easier said then done.

@Courtney James thank you. We're going with LLC in NJ and using a partnership agreement. Now to find our first deal! We're focused on Philadelphia. Wish us luck.

Hi,

I'm just starting out with my partner to invest and follow BRRRR strategy. Two questions:

1. Where should we register our LLC or LlP? He's from NY and I'm from NJ and we plan to go 50/50 with $ and responsibilities.

2. Where can I find a solid partnership agreement? Do we need a lawyer?

Hi, I’m a new investor with one multi family rental property.

I'm researching the Philadelphia market right now for BRRR. Can anyone provide insight into this market? Which strategy makes most sense, areas to focus on, what to watch out for?

I live in NJ so I’m about 1.5 hours from Philly. Ideally plan to target more multi family units.
